A conventional project may involve:

Programming

Listening to the customer’s needs and developing a detailed written list of spaces needed with desired room sizes, equipment needs, circulation requirements to quantify the total area needed to meet the customer’s needs.

Schematic Design

Preliminary plans to test the program areas, determine adjacent space needs, and fit the proposed building to the site.

Design Development

More detailed plans to determine needs for each space and locating power, data, and telecommunication outlet locations.

Construction Documents

Drawings and specifications to communicate the design to the owner and contractors for obtaining a construction price for the project.

Bidding

Working with the customer to analyze the contractor proposals to determine the best bid to meet the customer’s needs.

Contract Administration

Reviewing the construction work at the site to verify compliance with the contract documents, verification of the contractor’s applications for payments, dispute and change resolution, reviewing the work for final completion.
